The most expensive US ZIP codes now start at $5.5M in median home value

10 new analysis ZIP codes are more expensive in the US finds that California continues to be home to a significant portion of the nation’s luxury properties.

Economists in Realtor.com sought to find the 10 most expensive communities in the US by focusing on areas with at least 30 active listings in January to identify eligible ZIP codes. From there, they rank the markets by the number of average listings. Also, in cases where two markets were tied, the average square footage of the listed locations was used as the cutoff.

“Recent data analysis shows that entry into these 10 exclusives now starts at $5.5 million, putting these communities in a completely different category even in the broader luxury market,” said Realtor.com chief economist Anthony Smith.

That $5.5 million figure is five times the current limit of $1.2 million, though that’s the entry point for greater comfort. properties down from a peak of $5.9 million in July 2025. Only 12 percent of listings nationwide are worth more than $1 million, but Smith noted that the share is nearly 100% among the most expensive ZIP codes in the country.

California earned six of the top 10 spots in Realtor.com’s analysis despite Malibu falling off the list to 11th place.

Smith noted that 2025 wildfires affected housing demand in that area, saying the area’s decline “reflects wildfire-driven changes, with many listings representing land value or rebuilding opportunities rather than luxury flipping properties.”
