The Nashville suburb is seeing growth from the productive, affordable housing market

Suburban area nearby NashvilleTennessee, is in the middle of a boom amid an influx of high-paying tech and business jobs.

A Realtor.com reports they found that Clarksville, located about 45 minutes outside of Nashville, is attracting residents in part because of several manufacturing firms setting up shop in the area and low housing prices.

The median listing price for a home in Clarksville is $357,950, while the median listing price in Nashville is $527,225 – representing a potential savings of 32.1%.

The need for housing it is expected to remain firmly in place. The Realtor report noted that T.RAD, an auto parts company headquartered in Japan, has chosen to build a new plant in the area while Korea Zinc is expanding there as well.

IT.RAD’s Clarksville production The facility is the first location in Tennessee for the company’s North American division. It plans to invest $90.2 million in a manufacturing facility that is expected to create 928 jobs over the next few years.

Korea Zinc currently has approximately 300 jobs locally and is growing by at least 420 direct positions, while also supporting. additional activities by suppliers and other economic activities.

Employees filling the new roles are expected to earn between $86,000 and $200,000 annually, according to the report.

“Bringing more jobs into a smaller area can be good for the local housing market, if inventory can keep up with demand,” said Hannah Jones, senior economic research analyst at Realtor.com.

“The data suggests that the accumulation of demand has caused significant growth in home prices over the past six years. However, prices have reached last year and time on the market has increased, suggesting that the market is rebalancing,” added Jones.

Clarksville is the fifth largest city in Tennessee in terms of population, and has seen an increase construction of a new home a few years ago.

“In terms of single-family home sales, by 2025 about 85% were existing homes, roughly in line with the pre-pandemic trend,” Jones said.

“Nonetheless, the share of new sales grew by almost 6 percent in 2025 compared to 2024, which suggests that more buyers are choosing to build new compared to the previous three years, although the share is below the epidemic period,” he added.
